This page is intended to help Porc Landlords deal with some issues that don't typically matter to "normal" landlords. While Porcupines are much more understanding of property rights, they do have some idiosyncrasies that you might not have thought of.

A lot of porcupines will frown on deposits, mostly because they feel their status as acknowledged defenders of property rights makes them immune to the reasons landlords require deposits. This, of course, is not always the case. While not requiring deposits for known renters might be good business, in other cases it just makes sense. There's been enough cases of Porcs not paying, that even known renters should understand that deposits were invented for a very good reason.
Many porcs also frown on rental agreements. This is probably due to privacy issues - they'd prefer that there be no way to trace them. This is just good common sense OpSec (Operations Security). Still, a signed contract is a very good thing to have.
A simplified rental agreement, especially one requiring mediation instead of government "justice" for dispute resolution, is probably the best way to go.
Perversely, having a nice large common living room isn't the best idea. It makes for great "hanging out", which means people will spend much more of their time sitting around talking (or whatever) than they should. It will also generate noise that some tenants will find very annoying and distracting.
Most porcs will feel that they are more civilized than "normal folk", so they don't think they need rules. While this may be true to some extent, you will probably need to make some rules. When you do, you should make them clear and concise. There should be as few rules as possible, and they should be posted appropriately.
